• Appeal time to BZA30 days

  Appeal to the board of zoning appeals shall be taken within 30 days after the decision appealed from. (Sec. 90-201)

• Site plan required for all development except certain exemptions

  All development in the city requires approval of a site plan prior to issuance of zoning permit, building permit, or certificate of occupancy, except: individually developed single-family detached dwellings, two-family dwellings, accessory structures less than 256 sq ft, filling/grading less than 10,000 sq ft with no impervious structures, and repairs with no land disturbance. (Sec. 90-162)

• Site plan scale and sheet size

  Site plans shall be prepared to scale of 1 inch = 100 feet or larger, on 24-by-36-inch sheets. (Sec. 90-163)

• Site plan validity period5 years

  Approval of a site plan shall expire five years after the date of approval unless building permits have been obtained. (Sec. 90-169)

• Zoning permit required for any building or structure

  No building or other structure shall be erected, moved, expanded, structurally altered, nor shall any building, structure, or land be established or changed in use without a zoning permit. (Sec. 90-171)

• Zoning permit validity

  An approved zoning permit becomes null and void if work has not begun within one year, and expires if not substantially completed within two years. (Sec. 90-173)
