an accessory dwelling unit shall be subject to a conditional use permit in all zoning districts. The following supplemental requirements shall also be met: 1. Only one accessory dwelling unit shall be allowed on any lot of record. 2. The minimum lot size shall be 10,000 square feet. 3. The maximum floor area of an accessory dwelling unit shall not exceed 1,000 square feet.
