Environmental

  • Preserve existing features

    Existing features which would add value to the memorial site or to the town such as trees, watercourses and falls, vistas, historic spots, historic or architecturally significant buildings, and similar irreplaceable assets should be preserved, insofar as possible, through harmonious and careful design of the memorial.

Lighting

  • Use of flashing, revolving or intermittent exterior lighting shall be prohibited.

  • Maximum brightness near residential100 footcandles

    No light within 500 feet of a residential district and visible from that district shall exceed 100 footcandles in brightness.

  • Maximum illumination at residential lot line0.1 footcandles

    Light emitted from any use or structure shall not exceed an illumination level of 0.1 footcandles at any lot line adjoining a residential district, nor 0.5 footcandles at any other lot line.

  • Shielded fixtures required

    All on-site outdoor lighting, including parking lot lighting, shall have shielded fixtures which direct light to the structure being lit, downward, and shield adjacent properties and do not substantially light the night sky, except as otherwise approved in the final master plan of development.

Noise

  • Noise compliance

    The noise generated by any use on the site including any amplified sound shall be in compliance with town ordinances or required permits.

Other

  • Access from paved public street

    Motor vehicle access to the site shall be from a paved, public street.

  • Landscaping requirements

    In addition to the general landscaping requirements as set forth in this Land Development Ordinance, landscaping in this district shall provide for: ornamental landscape features, shade and windblocks, focal points, visual reinforcement for circulation, visual buffers, visual screening for storage and utilities.

  • Pedestrian circulation

    Pedestrian circulation within the site shall be provided by suitable defined walkways and trails sufficient to allow safe and convenient pedestrian movement, separate from motor vehicles.

  • Storage within buildings

    All storage of materials and equipment shall be located within a completely enclosed building except where the nature of the material or equipment makes it impossible, and in such case it shall be screened from public view.

  • Underground utilities

    All utility lines shall be placed underground.

From the ordinance

A minimum of 70 percent of the site must be preserved in permanent open space uses. In no case shall parking be less than 20 spaces per acre or one space per four occupants.
