When the average of the front yard setback for existing primary structures on the same side of the street within 300 feet is less than 25 feet, the average shall be recognized as the minimum front yard setback.

From the ordinance
The minimum lot area shall be 6,000 square feet. The minimum lot width at the setback line shall be 50 feet for lots with frontage on one public street and 75 feet for corner lots. The maximum percentage of any lot that may be covered by the footprint of a building shall be 40 percent.
