Design

  • Unified design

    The shopping center buildings shall be designed and built as a whole, unified and single project; but may, however, be built in stages, in accordance with a construction timing schedule approved by the city council.

  • Landscaping of unused areas

    Any part of the project area not used for buildings or other structures, loading and access-ways shall be landscaped with grass, trees, shrubs or pedestrian walks.

  • Micro-brewery/distillery/winery/cidery conditions

    No heat may be used in the brewing, distilling wine making or cider making production processes; maximum quantity of 5,000 gallons may be produced each year; alcohol levels in beverages shall be 16 percent or below; no offensive odors; noise levels comply with City's Code.

  • Off-street loading

    Service drives or other areas shall be provided for off-street loading, and in such a way that in the process of loading or unloading, no truck will block the passage of other vehicles on the service drive, or extend into any other public or private drive or street used for traffic circulation.

  • Paving of drives, parking, loading, walks

    The drives, parking areas, loading areas, and walks shall be paved with hard surface material meeting applicable specifications of the director of public works.

  • Single ownership or control

    The land and the buildings and appurtenant facilities shall be in a single ownership, or under management or supervision of a central authority; or they shall be subject to such other supervisory lease or ownership control as may be necessary to carry out the provisions of this ordinance.

From the ordinance

The aggregate plan area of all buildings proposed shall not exceed 30 percent of the entire lot area; all buildings shall be set back not less than 30 feet from all street lines; off-street parking spaces shall be provided in the ratio of at least one parking space for each 200 square feet of floor area.
