Lighting

  • Lighting requirements

    All lighting shall be full cut-off fixtures directed downward and inward toward the building and shall be no higher than 35 feet above grade. Sodium vapor lights shall not be utilized.

  • Entryway features

    Buildings shall have clearly defined, highly visible customer entrances incorporating at least two features such as canopies, overhangs, recesses, arcades, etc.

  • Evergreen tree percentage25 pct

    To the greatest extent possible, no less than 25 percent of trees shall be evergreen species.

  • Exterior wall material

    No building may be erected unless the outer walls are of brick, concrete, cinderblock or other masonry material, or approved under the Virginia Uniform Statewide Building Code.

  • Facade design requirements

    Facades visible from public street and >150 ft long should incorporate wall plane projections or recesses of at least 3 ft depth; facades not facing streets should incorporate repeating pattern with changes in color, texture, material.

  • Roof equipment concealment

    Flat roof and all rooftop equipment such as HVAC units shall be concealed from typical street level view by parapets or other means.

  • In shopping centers exceeding five acres, no buildings, parking surfaces or other above-ground improvements within 30 feet of a public street; area shall contain heavily-landscaped berm of min 3 ft height.

  • Stormwater pond fencing

    The use of fencing to enclose stormwater management ponds is required.

  • Internal pedestrian walkway width5 ft

    Connecting internal pedestrian walkways, no less than five feet in width, shall be provided from public sidewalk to principal customer entrance.

Parking

  • Parking reduction for large centers

    In commercial establishments ≥80,000 sq ft, parking may be reduced to one space per 250 sq ft if pedestrian walkways are provided.

Signage

  • Sign base landscaping

    A minimum of 75 square feet of shrubbery, flower beds, trees or other plants, consisting of at least 50 percent evergreens, shall be required at the base of freestanding signs identifying shopping centers.
