General provisions

175-110.22 standards

it shall be unlawful for any person, firm or corporation to keep, park or store upon any lot in R-1, R-1A, R-2, R-3 Residential Zoning Districts or any residential portion of a PND or MCD District, any tractor truck or semitrailer designed to be used with a tractor truck, as defined in Code of Virginia § 46.2-100, or any truck with a registered gross weight in excess of twelve thousand (12,000) pounds.

175-110.37 standards

All work shall be conducted in a completely enclosed building.

175-110.49 standards

The maximum height of any wireless telecommunication tower shall be made a condition of the special permit, but in no event shall exceed one hundred fifty feet (150') above finished grade of the property upon which it stands.

175-110.513 standards

Single-family, duplex or two-family dwellings shall be permitted to keep up to six (6) female chickens (non-crowing hens only), six (6) bee hives, and/or six (6) rabbits.

175-11110 standards

Off-street parking shall be provided on the premises at the rate of five (5) parking spaces per one thousand (1,000) gross square feet for every shopping center facility ten thousand (10,000) square feet in size or less.

175-11218 standards

Minimum lot size for townhouse construction: twenty thousand (20,000) square feet.

175-11317 standards

The minimum lot size for apartment developments is ten thousand (10,000) square feet for an apartment structure having three (3) units, with an additional two thousand (2,000) square feet of lot area for each additional unit above three (3).

175-11413 standards

Short-term rentals shall be permitted in all Zoning Districts by Special Use Permit and shall at a minimum meet the following requirements:

175-1161 standards

Shall not be located within one thousand (1,000) feet of any child or day care center, as defined in Code of Virginia § 22.1-289.02, or a public, private, or parochial school.

175-1174 standards

All DSCH, with the exception of individuals with developmental disabilities in any residential zoning district, shall have no more than eight (8) individuals along with one (1) or more staff member(s).

175-1271 standards

the reuse of properties with existing parking areas and/or loading spaces shall be exempt from the requirement to comply with the current parking area and loading space requirements of this Chapter

175-37.1 through 175-37.53 standards

Planned neighborhood developments shall contain not less than twenty (20) contiguous acres... Overall residential density shall not exceed the overall allowable residential density of the parcel or parcels involved prior to the re-zoning... may be increased at the Town Council's discretion up to a maximum of six (6.0) dwelling units per acre... Conserves a minimum of twenty-five percent (25%) open space.

175-53.9 through 175-53.168 standards

The MCD District is intended to encourage greater creativity... At least thirty percent (30%) of the acreage of the property shall be dedicated open space with public access.

175-741 standards

These provisions shall apply to all lands within the jurisdiction of the Town of Front Royal and identified as a being in the one percent (1%) annual chance of a flood (Special Flood Hazard Area), by the Federal Insurance Administration.

175-76.B8 standards

The Floodway District, also referred to as the AE zone, is delineated... no encroachments... unless demonstrated... no increase in flood levels.

175-76.C

The Flood-Fringe District shall be that area of the Special Flood Hazard Area not included in the Floodway District.

175-76.D3 standards

The Approximated Floodplain District, also referred to as the A Zone, as illustrated on the FIRM accompanying the Flood Insurance Study (FIS) shall be those areas for which no detailed flood profiles or elevations are provided, but the one (1) percent annual chance floodplain boundary has been approximated.

175-80 and 175-8116 standards

In all special flood hazard areas the property owner is ultimately responsible for insuring the following provisions have been considered: New construction and substantial improvements shall be anchored to prevent floatation, collapse or lateral movement of the structure.

175-9.31 standards

Within each zoning district of this chapter, uses that are not expressly listed as permitted, or permitted with a special use permit, shall be deemed excluded.

The design standards and regulations of this Article shall be required as minimum requirements for all subdivisions and developments within the Town.
