General provisions

Sec. 4-4083 standards

Private stables in A-R, RVC, and R-1 districts shall comply with the following requirements: Minimum lot size: Two acres. On lots of less than ten acres, no more than one stable animal per acre shall be permitted. Minimum setback for stables and riding arenas: 100 feet from all property lines.

Sec. 4-5014 standards

An accessory apartment shall only be considered as an accessory use to a detached single family residence and no accessory apartment shall be located in any structure other than the principal structure on the lot, except as otherwise permitted. Maximum floor area: 50% of principal dwelling or 1,000 sq ft, whichever is less. Minimum floor area: 300 sq ft. One parking space required.

Sec. 4-5021 standards

Prior to the conversion of an existing dwelling to a multifamily dwelling, the minimum lot size shall meet the minimum lot size for the district for the first unit plus one half the lot size for each additional unit proposed.

Sec. 4-5031 standards

A two-family dwelling shall meet the following requirements: The minimum site area for two-family dwellings is 150 percent of the required lot area for a single-family dwelling.

Sec. 4-5041 standards

A family day care home shall comply with any and all requirements of the Virginia Department of Social Services. The operation shall care for either children under 13 years of age or adults, but shall not care for both at the same time.

Sec. 4-5053 standards

The minimum lot size for a primary dwelling with a guest house shall be 150 percent of the minimum lot size required for the zoning district. A guest house shall be an accessory structure and shall meet the same setbacks established for a primary structure. No such quarters shall be occupied by the same guest for more than three consecutive months in any 12-month period. No such quarters shall be rented. There shall be no more than one guest house per residential lot.

Sec. 4-506 C8 standards

The maximum floor area permitted for a home occupation shall be 25 percent of the finished floor area of the dwelling unit. Storage of goods or products shall not exceed ten percent of the finished floor area.

Sec. 4-506 D6 standards

The maximum floor area permitted for a home occupation shall be 30 percent of the finished floor area of the dwelling unit. Storage of goods or products shall not exceed ten percent of the finished floor area.

Sec. 4-5071 standards

Minimum lot size: One acre. Exterior runs, pens and other confined areas designed to house five or more animals shall be set back at least 50 feet from any property line.

Sec. 4-5084 standards

The manufactured home has a width of 19 or more feet; the pitch of the home's roof has a minimum vertical rise of one foot for each five feet of horizontal run...

Sec. 4-5092 standards

The manufactured home is constructed on a permanent footing that meets the requirements of the building code. Skirting may be permitted around the perimeter of the foundation.

A manufactured home, Class C (built prior to July 1, 1976) shall be prohibited in the county.

Sec. 4-5115 standards

The minimum lot size for a primary residence with a family member manufactured home shall be 150 percent of the minimum square footage required by the underlying zoning district.

Sec. 4-5114 standards

For purposes of setback requirements the family member residence shall be considered an accessory structure and shall only be located in the side or rear yard.

Sec. 4-5128 standards

The park shall contain not less than two contiguous acres and shall be under single ownership or control... The overall density of the mobile home park shall not exceed six units per gross acre...

Sec. 4-51219 standards

The park shall contain not less than two contiguous acres and shall be under single ownership or control, except that minimum area may be one acre where the proposed park is to be located adjacent to an existing mobile home park containing an area of one acre or more.
