General provisions

Sec. 83-422(a)(2)2 standards

Within any floodway area, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless it has been demonstrated through hydrologic and hydraulic analysis that the proposed encroachment will not result in any increase in flood levels.

Sec. 83-422(a)(2)3 standards

All new construction and substantial improvements of residential structures shall have the lowest floor, including basement, elevated to or above the flood depth specified on the FIRM, or if no depth number, at least two feet above the highest adjacent grade.

Sec. 83-422(a)(3)1 standards

Buildings and structures within this zone shall have the lowest floor elevated to or above the base flood elevation plus one foot of freeboard.

Sec. 83-422(a)(4)5 standards

All new construction and substantial improvements in zones V and VE shall be elevated on pilings or columns so that the bottom of the lowest horizontal structural member is elevated to or above the base flood level plus 18 inches if parallel to wave approach, or at least two feet above base flood level if perpendicular.

In this area no emergency service, medical service, or governmental records storage shall be allowed except by special exception using the variance process.

Sec. 83-4238 standards

All uses, activities, and development occurring within any floodplain district, including placement of manufactured homes, shall be undertaken only upon the issuance of a permit.

Sec. 83-42311 standards

New construction and substantial improvements shall be built according to this section and the VA USBC, and anchored to prevent flotation, collapse, or lateral movement of the structure.

Sec. 83-432 (5)a4 standards

Outdoor arenas, amphitheaters, and stadiums shall: 1. Be located at least 500 feet from existing child day care centers and residential zoning districts. 2. Be located on a site or parcel with an area of at least five acres. 3. Be located on a site or parcel that, at the primary point of access, has at least 200 feet of frontage on an arterial street.

Sec. 83-432 (5)b6 standards

The minimum lot size for a rural event venue shall be ten acres. The maximum combined floor area of any structures associated with the rural event venue shall not exceed 2,500 square feet for every ten acres of parcel area. All buildings, parking areas, loading areas, campsites, recreation areas, and other indoor or outdoor uses shall be located at least 200 feet from any property line and at least 300 feet from an existing residential dwelling on an adjacent parcel.

Sec. 83-432 (6)a2 standards

The facility shall operate only between the hours of 6:00 a.m. and 10:00 p.m. The facility shall meet VDOT entrance requirements. Parking may be paved or graveled surface.

Sec. 83-432 (6)b1 standards

The drive-through service facilities shall be located at least 100 feet from any residential zoning district.

Sec. 83-432 (6)c2 standards

A convenience store is allowed only within a shopping center, and only within a building containing at least three uses other than a convenience store. All uses within the building shall be connected by party walls or partitions to form one continuous structure.

Sec. 83-432 (6)f3 standards

Sheds shall be located to maintain a clearance area in front of any primary building entrances for a depth of at least ten feet, projected straight out from the width of entrance doors. An obstruction-free area at least five feet wide shall be maintained through the outdoor display/sales area or between it and adjacent parking areas and the sales office or any primary buildings on the lot

Sec. 83-432 (6)g4 standards

The maximum building footprint shall be no larger than 5,000 square feet, with the maximum total building size being no larger than 10,000 square feet. Freestanding or building mounted signage shall be smaller-scale and pedestrian oriented. Free-standing signs shall be no larger than eight square feet. Building mounted signs shall be no larger than 13 square feet.

Sec. 83-432 (7)a4 standards

The lot shall have an area of at least one acre. If the use includes multiple buildings, the buildings shall be spaced at least ten feet apart.

Sec. 83-432 (8)a2 standards

If the use has the capacity to service or temporarily store more than five vehicles, it shall be located at least 100 feet from any residential zoning district, school, or child day care center.

Sec. 83-432 (8)b3 standards

The use shall be located at least 250 feet from any residential district or existing residential use, school, or child day care center. The number of vehicles stored on-site shall be limited to 15 vehicles. Vehicles shall not be stored for more than 90 days.

Sec. 83-432 (8)d5 standards

If the gas station is located on a corner lot, the lot shall have an area of at least 30,000 square feet and a frontage of at least 150 feet on each street side. In all other cases, the lot shall have an area of at least 15,000 square feet and a lot width of at least 150 feet.

Sec. 83-432 (8)g1 standards

A truck stop shall meet the standards applicable to a gas station (subsection (e)(8)d., above) except that gasoline pump canopies shall have a maximum clearance height of 20 feet above grade except where state or federal law requires higher clearances.

Sec. 83-432 (8)h1 standards

No vehicle or equipment displays shall be located within a required yard or perimeter buffer. The vehicle display pad may be elevated up to two feet above adjacent displays or grade level. No vehicles or other similar items shall be displayed on the top of a building.
