General provisions

231 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.

Sec. 20.004.030

The regulations of this Division are intended to apply to all properties within the unincorporated area of the County, exclusive of those areas known as the Coastal Zone.

Sec. 20.004.035

Where conflict occurs between the regulations of this Division and any building code or other regulations within the County, the more restrictive of any such regulations shall apply.

Sec. 20.004.040

Nothing herein shall require any change in the plans, construction or designated use of a building or structure for which a building permit has been issued prior to the effective date ... provided that actual construction ... is commenced within six (6) months ... and is completed within one (1) year.

All uses of land within a particular district ... which are not permitted by the regulations established herein for that district are prohibited.

Sec. 20.004.050

For parcels that are split between two (2) zoning districts, the zoning district boundary shall be treated as a parcel line and the regulations of each district apply to the portion of the lot within each zoning district.

Sec. 20.008.0201 standards

Automobile wrecking means the dismantling or wrecking of used motor vehicles. Presence of three or more motor vehicles not capable of operating for over 30 days constitutes prima facie evidence.

Sec. 20.008.020(A)1 standards

In no case shall such accessory structure dominate, in area, extent or purpose, the principal lawful structure or use.

Sec. 20.008.0262 standards

A detached bedroom shall be located no farther than 150 feet from the main structure, and shall not exceed 500 square feet of floor area.

Sec. 20.008.026(E)2 standards

A detached bedroom shall be located no farther than one hundred fifty (150) feet from the main structure, and shall not exceed five hundred (500) square feet of floor area.

Sec. 20.008.0282 standards

Family care unit means the temporary use of a building to provide housing for not more than two adult persons who are 60 years of age or older. Family care home serves six or fewer persons.

Guest cottage means a detached building not exceeding 640 square feet of gross floor area, without wet bar or kitchen.

Sec. 20.008.0363 standards

Junior Accessory Dwelling Unit means a unit that is no more than 500 square feet in size. Junkyard means any land where there is more than 100 sq ft for parcels under 40,000 sq ft, or 400 sq ft for larger parcels, of waste or salvaged materials.

Sec. 20.008.048(E)1 standards

a 'permitted use' in any district shall include any use listed as a Permitted Use and shall further include uses subject to an Administrative Permit and uses subject to a Use Permit for the particular district provided a use permit is obtained.

Sec. 20.008.0504 standards

Room and Board means the renting of not more than two rooms. Recreational vehicle is less than 8 feet wide or 40 feet long. Redemption centers not exceeding 3,000 sq ft.
