An accessory dwelling unit (ADU) shall only be constructed as an accessory use in conjunction with an existing detached single-family dwelling ... The ADU is limited in area to no more than fifty (50) percent of the area of the principal structure but in no instance shall be larger than one thousand (1,000) square feet, and shall be occupied by no more than four (4) persons.
