A density bonus of up to 20 percent may be granted for the provision of affordable dwelling units, as follows: ... For the purposes of this division, an affordable dwelling unit is a dwelling unit that is rented or sold to a household earning not more than 80 percent of the area median income, as determined by the U.S. Department of Housing and Urban Development, and for which the rent or sales price does not exceed 30 percent of the household's income.
