Within every residential cluster development approved under this division, there shall be planned and set aside permanently an amount of open space to be maintained exclusively for conservation and recreation purposes.

The minimum perimeter buffer shall be 35 feet.
- Public sewer and water required
Lots in a residential cluster development shall be served by a public sewage disposal system and a public water system.
- Right-of-way buffer on Community Character Corridor roads150 ft
The minimum right-of-way buffer on Community Character Corridor roads as defined in the Comprehensive Plan shall be 150 feet
- Right-of-way buffer on non-Community Character Corridor roads75 ft

Setback
