    Buildings that front on Broad Street and Washington Street shall contain the following pedestrian-friendly features: direct access to pedestrian ways, seating, landscaping, lighting, architectural details, large first floor display windows.

    Applicants may request from the planning commission, during the site plan process, a consideration for a reduction in the parking requirements of division 2 of this article of up to 20 percent for reduced parking demands due to the use of or incentives for the use of modes of transportation other than single-occupancy vehicles

The site area for all MUR applications must be at least 2½ contiguous acres. ... Development shall comply with a minimum project area perimeter-building setback of 14 feet from the face of the curb or if there is no curb, from the property line, and a maximum project area perimeter-building setback of 20 feet.
