• Certificate of occupancy requirement

  No certificate of occupancy shall be issued until all requirements shown on the approved site plan have been met and all improvements provided; bond may be required if incomplete.

• Nearby entrances distance500 ft

  All nearby entrances within 500 feet of any existing or proposed entrances to the site.

• Site plan approval expiration2 years

  Approval of the site plan shall expire within two years of the approval date unless building permits have been obtained for construction.

• Bond for improvements

  Zoning administrator may require bond with surety to insure completion of required improvements.

  Site plan must include project information, calculations (FAR, parking, handicap spaces, loading, trees, landscaping), and site plan details (boundary survey, zoning, structures, contours, environmental features, lighting, signs, buffers, landscaping, sidewalks, stormwater, erosion control, utilities, fire code, seal).

  Site plan required for: any use in business/industrial districts; nonresidential with shared parking; duplexes, multiplexes, townhouses, condominiums, apartments, other multifamily; convalescent/nursing homes/retirement facilities; landscaped buffers/screens; recreational facilities; manufactured home parks; poultry processing; any improvement reviewed by planning commission.
