Mobilehome used as a one-family residence; provided, that the unit has a floor living area of four hundred fifty (450) square feet or more, excluding patios and porches, the area between the ground level and floor level is screened from view with an opaque skirt, and the unit is set back twenty-five (25) feet from the front and rear property lines and ten (10) feet from the side property lines.
