The development standards for Planning Area E-6 of Specific Plan No. 303 shall be the same as those standards identified in Article XII, Section 12.4 except those development standards set forth in Article XII, a, b, c(2), and k shall be deleted and replaced by the following: a. Lot Size: If residential uses are located contiguous to nonresidential uses, then the following standards shall apply: 1. Minimum lot area shall be seven thousand (7,000) square feet with no minimum average width. b. Standard Setbacks: 1. Where the front, side, or rear yard adjoins a street, the minimum setback shall be twenty-five (25) feet from any public street. 2. No minimum setback is required from any private street. 3. Front yard: No minimum. 4. Rear yard: No minimum. 5. Side yard: No minimum. c. Building Height: Buildings shall not exceed fifty (50) feet unless a height up to seventy-five (75) feet is approved pursuant to Article XVIII, Section 18.34. An observation tower built within as part of large scale recreational use shall not exceed seventy (70) feet in height. d. Lighting: All lighting fixtures ... shall be focused, directed, and arranged to prevent glare or direct illumination on streets or adjoining property. Sports lighting ... shall not be permitted.
