Building height shall not exceed two stories with a maximum height of thirty-five (35) feet, unless cluster development... Lot area shall be not less than forty thousand (40,000) square feet... The minimum average width ... shall be one hundred (100) feet, with a minimum average depth of two hundred (200) feet... The minimum frontage of a lot shall be seventy (70) feet... The front yard shall be not less than thirty (30) feet... Side yards on interior and through lots shall be not less than twenty (20) feet... The rear yard shall not be less than twenty (20) feet... No lot shall have more than twenty-five (25) percent of its net buildable area covered by buildings or structures...
