Chimneys, fireplaces, media niches, and air conditioning units shall be allowed to encroach into side and rear yards a maximum of two feet.

The front yard for living areas and porches shall not be less than fifteen (15) feet ... In no case shall more than fifty (50) percent of any single-story and forty-five (45) percent of any two-story lot be covered by buildings or structures.
