The minimum average width of that portion of a lot to be used as a building site shall be sixty (60) feet with a minimum average depth of one hundred (100) feet. 'Flag' lots shall not be permitted; ... In no case shall more than fifty (50) percent of any lot be covered by buildings or structures that are single-story and forty-five (45) percent for those that are two-story.
