  • Chimney and fireplace encroachment into side yards2 ft

    Chimneys and fireplaces shall be allowed to encroach into side yards a maximum of two feet.

  • Minimum width for areas adjacent to low density residential100 ft

    However, for areas immediately adjacent to low density residential as shown on Figure 4-10 of Specific Plan No. 286, the minimum average width of that portion of the lot to be used as a building site shall be one hundred (100) feet with a minimum average depth of one hundred fifty (150) feet.

From the ordinance

The minimum average width of that portion of a lot to be used as a building site shall be sixty (60) feet with a minimum average depth of one hundred (100) feet. The rear yard shall be not less than twenty (20) feet.
