“A 7.5 percent bonus to the gross density may be approved by the administrator when a historic site will be preserved and maintained as an integral part of the development proposal.”

“In exchange for increasing the dedicated natural open space beyond the required 30%, the project may qualify for a density bonus, provided the natural open space is increased by a minimum of 5% of the developable acreage.”
