This chapter shall apply to all properties in the city that contain CSS habitat, as depicted on the city's most current NCCP map.
It is unlawful for any person, firm, business, corporation, or any other entity to perform habitat modification work on any CSS habitat or perform weed abatement on any property greater than two acres in size that is within the geographical limits of the city and contains CSS habitat, as depicted on the city's most current NCCP map, without first complying with the provisions of this chapter.
The total number of dwelling units shall not exceed the number allowed by chapter 17.02. Common open space shall make up at least 30 percent of the subject property. In multiple-family developments, a minimum of two garage spaces per unit, plus one uncovered for 0-1BR and two for 2+BR.

No part of any structures or enclosures for large domestic animals shall be located within 35 feet of any structure used for human habitation on adjacent property. Horses and cattle shall be maintained in a fenced corral containing at least 400 square feet per animal; goats/sheep 200 square feet. Fences for horses/cows shall be not less than four feet in height.

Residential units on the ground floor shall have a minimum front and street-side setback of five feet. A minimum interior side setback shall be the same as required for a residential use on the abutting RS-district lot. For mixed-use projects, a minimum of 50% of total gross floor area shall be dedicated to residential uses.
Allowed uses and permit requirements in the MUOD are listed in Table 17.47.050(1). Uses not listed are not allowed.
For all new development or projects that are an addition by increasing the square footage to an existing development in a ROD overlay, a minimum of 50 percent of the total gross floor area for the proposed new mixed-use project or addition shall be dedicated to residential uses.
