The layout shall be designed to minimize development on open fields and pastures, and building sites shall be located on the least productive agricultural lands.

Minimum lot area: One acre (43,560 square feet)... Minimum lot width: 150 feet... Maximum building height: 2.5 stories but not to exceed 35 feet... Accessory structures shall not exceed four percent of the lot area not to exceed 5,000 square feet... No more than 15 lots of less than three acres... at least 50 percent of the total acreage shall be retained in open space... density bonus of one lot for every three lots allowed by the maximum density, not to exceed 20 percent
