4.02.02.A.1

TRC, UE, TC, and PD-MUB Zoning Districts. Facilities that provide only Independent Living are permitted. Facilities that provide Adult Assisted Living and/or Nursing Home require Special Exception approval.

4.02.02.A.2

PD-RV Village Center Zoning District, Commercial and Workplace Area. Facilities with 20 rooms or less are permitted. Facilities with more than 20 rooms require Special Exception approval.

4.02.034 standards

The area designated for the work component must be located on the ground level and occupy no more than 50% of the gross floor area of the Live/Work Dwelling.

4.02.07.A1 standards

No one Single-Family Attached (SFA) townhouse structure is permitted to exceed 8 dwelling units in a row.

4.02.07.B3 standards

Single-Family Detached (SFD) and SFA dwelling units are only permitted in the TDSA of the TRC Zoning District and as follows: SFD dwelling units must be no more than 2.5% of total dwelling units in the TRC Zoning District; ...

4.02.07.C3 standards

SFD and SFA dwelling units are permitted in the TC Zoning District as follows: ... The total number of SFD and SFA dwelling units must not exceed 20% of the total number of dwelling units approved for the TC Zoning District. The land area dedicated to SFD and SFA dwelling units must not exceed 10% of the land area of the TC Zoning District.

4.02.07.D1 standards

The land area dedicated to SFD and SFA dwelling units must not exceed 10% of the land area of the PD-MUB Zoning District; and SFD and SFA dwelling units must be located along the periphery of the zoning district.

4.02.07.E

The only types of SFA dwelling units permitted in the TCN Zoning District are duplex, triplex, and quadruplex.

4.02.08.A1 standards

No one Multifamily Stacked (MFS) structure is permitted to exceed 8 MFS Dwelling Units on the ground floor.

4.02.08.B3 standards

MFA dwelling units are permitted in the Inner Core, Outer Core, and TDSA of the TRC Zoning District. MFS dwelling units are permitted only in the TDSA of the TRC Zoning District and as follows: ...

4.02.08.C2 standards

MFS dwellings located in the Town Center Core must be designed in accordance with the following: ... The total number of MFS dwelling units must not exceed 30% of the total number of dwelling units approved for the TC Zoning District; and The land area dedicated to MFS Dwelling units must not exceed 10% of the land area of the TC Zoning District.

4.02.08.D1 standards

Multifamily Dwelling units are permitted in the TCC Zoning District only when such units are located above a first-floor nonresidential pedestrian-oriented use or uses, and the first floor includes features that activate a streetscape, such as a predominance of glass and an entrance.

4.02.095 standards

The total number of Tenant Dwellings must not exceed 4 per parcel. One additional Tenant Dwelling is permitted for each 25 acres of a parcel in excess of the minimum 10 acres. One Tenant Dwelling is permitted on a parcel of at least 10 acres.

4.04.01.A.11 standards

Animal hospital uses are not permitted within AR Cluster Subdivisions.

4.04.01.B, 4.04.01.C3 standards

The minimum lot area for any Animal Hospital is 5 acres. The floor area ratio must not exceed 0.04.

4.04.02.B, 4.04.02.C, 4.04.02.D3 standards

The minimum lot area is 1 acre. The maximum total size of all structures used for art galleries or studios and craft shops is 3,000 square feet in gross floor area. The minimum setback is 100 feet from all lot lines.

4.04.03.B6 standards

Minimum Lot Area: 10 acres. The Auction must be set back at least 100 feet from all lot lines.
