Section 4.04.17.B.23 standards

Professional Office buildings are permitted in the IP Zoning District if the following conditions are met. Office buildings are an integral design element of a Site Plan for an industrial site or park containing not less than 40,000 square feet of gross floor area. Office buildings must be located no further than 100 feet from the setback, as established by Section 7.04.02, of an arterial or collector road. Office buildings must be the prominent features when viewed from adjacent roadways. Parking may be located to the side and rear of the building and in no case may parking be located between the building and an arterial or collector road. Professional Office buildings must be a minimum of 26 feet in height.

Section 4.04.183 standards

A Rural Restaurant use in the AR Zoning Districts is permitted if the use meets the requirements in Sections 4.04.18.B.1 or 4.04.18.B.2, and Sections 4.04.18.C through 4.04.18.G; otherwise review and approval of a Minor Special Exception is required. The maximum floor area ratio is 0.01. The use must be set back from lot lines as follows: Structures of up to 1,500 square feet of gross floor area: 100 feet minimum; Structures greater than 1,500 and up to 4,000 square feet: 150 feet; Structures over 4,000 square feet: 175 feet.

Minimum Lot Area: 10 acres. Setbacks: Structures 2,000 sqft or less: 100 feet from all lot lines; in excess of 2,000 sqft but not exceeding 15,000 sqft: 300 feet from all lot lines. Storage Area: 2,000 sqft or less: 100 feet; in excess of 2,000 sqft but not exceeding 15,000 sqft: 300 feet. Storage areas used for heavy equipment must be setback a minimum of 300 feet from all lot lines and 500 feet from existing residential dwellings.

Section 4.04.204 standards

Motor vehicle service and repair must be conducted within a building and must not include on-site storage of inoperable vehicles. All vehicles accepted for repair must be screened. Any loading/unloading of vehicles and vehicle storage areas must be located on the same lot and separated from the customer parking areas. Accessory vehicle sales permitted with conditions. Outside display of vehicles not permitted within front yards, setbacks, or within parking required. Up to 4 vehicles may be outside on display for sale. No dealership franchises are permitted.

Up to 10% of the floor area may be used for heavy motor vehicle service and repair. Motor vehicle service and repair must be conducted within a building. On-site storage of inoperable vehicles is not permitted. All areas containing vehicles under repair must be screened.

The minimum lot area is 20 acres. The use must be served by public sewer. The minimum setback for outdoor vehicle storage is 100 feet from any road right-of-way. Vehicle wholesale auctions must not be conducted before 8:00 a.m., after 6:00 p.m., or on Saturdays or Sundays.
