The availability of public water and sewer is the deciding factor in granting any request for an R-2 district. For residential lots... served by either public water or public sewer the minimum lot area shall be increased to... Single-family dwellings—20,000 square feet; Two-family dwellings—30,000 square feet; Multifamily dwellings—One acre (43,560 square feet) plus an additional 2,500 square feet for each dwelling unit. Structures shall be located 30 feet or more from any street right-of-way. The minimum side yards shall be ten feet and the total width of the two required side yards shall be 25 feet or more. Each main structure shall have a rear yard of 25 feet or more. Buildings... up to a height of 45 feet. The side setback on the side facing the side street shall be 25 feet or more.
