Buildings shall be located 30 feet or more from any street right-of-way which is 50 feet or greater in width... minimum side yard or rear yard adjoining or adjacent to a residential district shall be 100 feet... Buildings and accessory structures may be erected up to 45 feet from grade except office buildings, hospitals, and hotels which may be constructed to a height of 12 stories or 120 feet whichever is less.
