Sec. 36-684, 36-6858 standards

Applicable to R-1, R-2, R-3, B-1, B-2, MHP-1, P-1, M-1 districts and special use permits; not for single-family or two-family dwellings. Landscaping within sight distance triangle: no evergreen trees, shrubs max 3 ft; round up fractions; existing vegetation min 3-inch caliper; ground cover required; native species only.

Sec. 36-6861 standards

A landscaping plan shall be required of all new development or redevelopment of property within the town for commercial or industrial purposes. Multiple-family residential dwelling developments shall be considered commercial.

Sec. 36-6871 standards

For freestanding signs, landscaping shall be required around the sign base. Landscape plantings shall be a minimum of one small shrub per ten square feet of sign area.

Sec. 36-6882 standards

All sides of multiple-family, commercial, or industrial buildings which are visible from the public right-of-way or visible from an adjacent residential use type shall be landscaped with foundation plantings: one large shrub per ten feet of building frontage, two small shrubs per ten feet.

Sec. 36-6892 standards

Loading areas, refuse areas, storage yards, stormwater management facilities, HVAC equipment, water vaults, or other objectionable items shall be screened from view of any public right-of-way or any adjacent residential use type. Chainlink fence as sole method prohibited.

Sec. 36-6906 standards

Where a commercial, industrial, multiple-family, or parking area is adjacent to residential, a vegetative evergreen buffer min 20 ft wide, evergreen trees min 4 ft height, rows 15 ft apart, staggered 10 ft on center, earthen berm avg 3 ft; no structures in buffer.

Sec. 36-691, 36-6924 standards

Landscaping shall be installed per standard specifications, in place prior to occupancy or guarantee provided; installed within 6 months; maintenance in perpetuity.

Substantially the same application for a variance, interpretation of the official zoning map or special exception which has been decided by the board shall not be considered again by the board within one year of the date of its decision...

Sec. 36-83(9)(a)1 standards

any written notice of a zoning violation or a written order of the zoning administrator shall include a statement informing the recipient that said recipient may have a right to appeal the notice of a zoning violation or a written order of the zoning administrator within 30 days and that the decision shall be final and unappealable if not appealed within 30 days.

Sec. 36-841 standards

No such variance shall be authorized by the board unless it finds that all of the following conditions apply: 1. The strict application of this chapter would produce undue hardship; 2. Such hardship is not shared generally by other properties in the same district and the same vicinity; 3. Authorization of such variance will not be of substantial detriment to adjacent property and the character of the district will not be changed by the granting of the variance. 4. The condition or situation of the property concerned is not of so general or recurring nature as to make reasonably practicable the formulation of a general regulation to be adopted by the council as an amendment to this chapter.
