Minimum lot size for single family lots with individual water and sewerage systems is 1.5 acres and may be reduced to 20,000 square feet if connected to public utilities. Densities are higher for duplexes (3.4 units per acre), triplexes (3.4 units per acre), and quad units (4.4 units per acre). A minimum of 20% of the district acreage must be open space.
