General provisions
10 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
Permitted principal uses... Maximum structure height: 30 feet. Minimum lot area: 10 acres. Setbacks: 25 feet each. Accessory dwelling units allowed.
Parking requirements for residential and nonresidential uses, parking space dimensions, parking lot design standards, loading requirements.
Off-street parking space shall have a minimum dimension of ten (10) feet wide and twenty (20) feet long exclusive of adequate area for ingress and egress and turning movements.
Storage yards are not a permitted use in any zoning district. Such uses shall be considered outdoor storage and are subject to the provisions of Chapter 16, Article 29 of this Code.
Electric power and telephone connections and wire shall be placed below the surface... Fire hydrants shall be installed at street intersections... no building is located more than five hundred (500) feet from the nearest fire hydrants. Street trees: one street tree of one and one-half (1½) inch caliper shall be provided for each lot of forty (40) foot frontage.
The territory within which these regulations are applicable shall include all land located within the legal boundaries of the City, and all land located within three (3) miles of the corporate limits of the City...
The amount of land dedicated for parks, open space and trails shall not be less than ten (10) acres of combined park land, open space, and trails per one thousand (1,000) residents... Pocket parks shall be one-quarter (¼) acre to two (2) acres in size... Neighborhood parks shall be not less than a minimum size of seven (7) acres... Local trails are constructed of concrete... width of a local trail be less than eight (8) feet... Primitive trails... Minimum width shall be no less than four (4) feet... Minimum overhead clearance shall be ten (10) feet; minimum side clearance shall be eight (8) feet.
A proposed subdivision shall dedicate adequate street rights-of-way, utility easements and open spaces for schools and recreation areas.
Lots shall not be platted within three hundred fifty (350) feet of an existing oil or gas well or its production facilities unless a building envelope meeting all setback requirements is shown on the plat...
Pipelines shall not be located in residential lots. Streets shall be platted so future pipelines will cross at a substantially right angle to the street.
