no group home facility may locate within three hundred feet of another group home facility, but the city manager may permit two such facilities to be located closer than three hundred feet apart if they are separated by a physical barrier, including, without limitation, an arterial, a collector, a commercial district or a topographic feature that avoids the need for dispersal.
The regulations, requirements, limitations and provisions of this title shall extend and apply only to land and the use of land within the corporate limits of the City of Boulder, Colorado
The expansion will not result in a cumulative increase in floor area of more than ten percent of the existing floor area. ... Any use review approval ... that is discontinued for at least three years shall expire.
Any use review approval for an oil and gas operations use shall expire, whether operational or not, in ten years from the date of final approval. ... applicants will be responsible for submitting a new use review application for an oil and gas operations use proposed for operation beyond ten years. Following approval of any oil and gas operations use, the applicant shall have two years to obtain the necessary permits to establish the use.
Paseos shall be designed consistent with Table 14-2; Site design requirements include site access, street yard design.
At least one tree is planted for every 1,000 square feet of any street yard, courtyard, or streetscape plaza area, located in planting areas or tree wells.
The minimum width of the pathway area between building facades shall be ten feet with a minimum pathway of five feet. The unpaved areas shall be landscaped.
At least one outdoor space shall be provided in the development, except, if the development is located in an East Boulder form-based code area and includes more than 75,000 square feet of residential floor area, at least two outdoor spaces shall be provided.
No rectangular area greater than thirty percent of the story's facade, as measured floor to floor, shall be without transparency.
Building Facade Elements and Mechanical and Utility Equipment standards for windows, awnings, balconies, shutters, entryways, and mechanical equipment.
Developments that include general, main street, or row type buildings with a total combined floor area exceeding 15,000 square feet shall include a minimum of fifty percent of residential floor area.
Any newly constructed building that includes residential units and is located within 200 feet of a railroad, freeway, or expressway is designed to achieve an interior day-night average noise level of no more than forty-five decibels.
Projects to expand floor area by no more than 500 square feet that are limited to one story and do not entail changes to existing form-based code review approvals may be reviewed as an administrative form-based code review...
Window sizes, types, and dimensions not shifted by more than 10 feet in either direction per floor; transparency requirements not reduced by more than 10 percent of the approved percentage; No modification or cumulative modifications ... results in an expansion or shifting of floor area by more than ten percent of the floor area of the project; The sum of all cumulative modifications ... does not exceed ten modifications per building.
In annexations of hillside areas, the city council may impose conditions designed to mitigate the effects of development on lands containing slopes of fifteen percent or greater. ... any land proposed for annexation that contains slopes at or exceeding fifteen percent shall not be zoned into a classification which would allow development inconsistent with policies of the Boulder Valley Comprehensive Plan.
