General provisions
20 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
A minimum site of five (5) acres shall be required for a planned residential development. The total density of a planned development shall be determined by the zoning district applicable to the subject property.
General standards for multi-family, planned residential development, and residential/social care facilities.
Social care facilities shall not be located within three hundred feet (300') of another similar facility. Building setback of fifty feet (50') from all property lines as required when developing in or adjacent to a Single-Family Land Use District.
This chapter establishes uniform provisions for the regulation of legal nonconforming land uses, structures, and parcels.
The uses of land allowed by this development code in each zoning district are listed in chapters 9.07 through 9.12 of this article 2, together with the type of planning permit required for each use. Permit types: P, CUP, SUP, HOP, SPR, TSEP, TUP, PD, SPL, NP.
Table 2-18 and Table 2-19 specify permitted uses and development standards for the Industrial Zoning District.
In the event of conflict between the base zone regulations and the overlay zone regulations, the provisions of the overlay zone shall apply.
Accessory buildings: max height 25 feet, max number 4, architecturally compatible, cargo containers restrictions.
Fences and walls: solid walls/fences not exceed 4 ft in front yard, up to 6 ft on interior side and rear lot lines; barbed wire restrictions.
Minimum floor area shall be 725 square feet measured from exterior; min floor width and depth each average 20 feet.
Outdoor lighting shall be fully shielded or recessed to preclude light trespass.
Regulated desert native plants: permits required; undisturbed area minimums based on lot size (5% for 2.5-4.99 ac, 10% for 5+ ac).
A nonilluminated identification sign, not to exceed six (6) square feet in area, shall be allowed. If not attached to the residence, the sign shall not exceed six feet (6') in height and shall blend with the architectural style of the structure and the neighborhood.
A six foot (6') high fence or wall shall be constructed and properly maintained along all property lines or around the area where outdoor care is provided... A minimum of two (2) off street parking spaces shall be provided as a drop off and pick up area.
Building setback of fifty feet (50') from all property lines is required when developing in or adjacent to a single-family residential land use district; otherwise the underlying building setback of the land use district shall apply. Minimum parcel size shall be 2.5 acres in single-family residential land use districts.
A parcel in a mobilehome park shall contain a minimum area of one thousand two hundred (1,200) square feet with a minimum width of thirty feet (30') fronting on a driveway... The maximum lot or parcel coverage of a mobilehome parcel shall not exceed seventy five percent (75%) of the total area of the parcel.
All recreational vehicle parks shall contain a minimum of ten (10) acres. A six foot (6') high masonry wall or approved equivalent fencing shall be constructed along all exterior property lines.
Common open space: All multi-family developments, with the exception of duplexes and triplexes (2 to 3 units), shall provide not less than 30% of the net site area as common usable open space. Separation between buildings: 2 Units: 15 ft., 3 Or More Units: 25 ft. Minimum dwelling unit size: Studio: 500 sq. ft.
