General provisions
84 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
This chapter shall apply to all uses listed as permitted uses subject to administrative approval.
A temporary use permit provides a mechanism for administrative review and determination for proposed and qualifying short-term uses and activities to ensure that such activities are consistent with the General Plan and the provisions of this title.
Only the occupants of the dwelling may be engaged in the home occupation... The home occupation shall not generate pedestrian or vehicular traffic in excess of that customarily associated with the land use district... No more than one home occupation shall be located within a dwelling unit at one time.
In certain districts, specific uses listed in this title are permitted subject to receiving a conditional use permit.
At the request of the applicant, the city shall require the following vehicular parking ratios... Zero to one bedroom: One on-site parking space. Two to three bedrooms: Two on-site parking spaces. Four and more bedrooms: Two and one half on-site parking spaces.
A minor deviation may be granted to adjust a measurable development standard by not more than 10%.
If a non-conforming use is abandoned... for a continuous period of six months, the use shall lose its legal, non-conforming status.
There shall be no fee imposed in connection with a request for reasonable accommodation under the provisions of this chapter or an appeal of the decision.
In all commercial and industrial zones, outdoor storage of materials or equipment that occupies a volume of more than 60 cubic feet and is visible from any abutting public street or abuts property used for residential purposes meet the following standards.
Rural Residential zone R-1-20
