"Restaurant" means an establishment engaged in the serving of meals to patrons for compensation, and where at least 20 percent of the gross floor area of the building or unit, is designed, equipped and used exclusively for the storage and preparation of food and non-alcoholic beverages; and where at least 50 percent of the gross floor area of the building, or unit is designed, equipped and used exclusively for seating of patrons for the purpose of serving meals; and where a maximum of 30 percent of the gross floor area may be devoted to incidental uses such as restrooms, offices or areas for the serving and sales of alcoholic beverages.
