- Manufacturing restriction
No permitted use shall involve any kind of manufacture, processing or treatment of products other than that which is clearly germane to the use listed and is incidental to the retail business conducted on the premises and provided that no more than 5 persons are employed in the manufacture, processing, or treatment of products; no operation objectionable due to noise, odor, dust, smoke, vibration, or other similar causes.
- Screening of mechanical equipment
All mechanical equipment, including heating and air conditioning units shall be completely screened from the surrounding properties by use of a wall or fence constructed of a material compatible with the main building, or shall be enclosed entirely within the building.
- Screening of storage and refuse areas
All outdoor storage and refuse collection areas shall be screened so that materials stored within these areas shall not be visible from any access street or adjacent property. A trash enclosure shall be provided, constructed of masonry block, height not greater than 6 feet.
- Sheet metal walls restriction
No building or structure having exterior walls of corrugated sheet metal shall be erected, altered, enlarged, or moved into the C-1 Zone except under specified circumstances (accessory building, screened, and allowed by permit).

The purpose of this Chapter is to provide and regulate a zone for general business and commercial uses within the City. ... Permitted uses include antique store, auctions, automobile service station, etc. Conditional uses include car wash, distribution, etc. Development standards: height 35 ft, front yard none, side yard 5 ft if abutting residential, rear yard 20 ft, lot area 6,000 sq ft, lot width 60 ft, lot depth 100 ft, FAR 0.55. Performance standards restrict manufacturing and objectionable operations.
