General provisions
31 rules that bind every district rather than one — sign regulations, parking, floodplain and the rest of the code’s citywide chapters.
All manufactured homes that are placed or substantially improved within Zones A, AO, AH, and AE on the County's Flood Insurance Rate Map ... shall be elevated on a permanent foundation so that the lowest floor of the manufactured home is elevated to or above the base flood elevation and be securely fastened to an adequately anchored foundation system.
All recreational vehicles placed on sites located within Zones A, AO, AH, and AE on the County's Flood Insurance Rate Map shall either be on the site for fewer than 180 consecutive days and be fully licensed and ready for highway use, or meet the permit requirements and elevation and anchoring requirements for manufactured homes.
Variances may be issued for new construction, substantial improvements, and other proposed new development to be erected on a parcel of one-half acre or less in size contiguous to and surrounded by parcels with existing structures constructed below the base flood level, if the procedures of Section 18.26.040 and 18.26.050 have been exhausted.
Gymnasiums may not exceed 200-person capacity. Structures shall front on street. Front sidewalks min 12 ft wide. Side street side to back of sidewalk. Rear setback larger if adjacent to residential.
Gymnasiums may not exceed 200-person capacity in the main structure area. Structures shall front on and have a main entrance constructed to the back of the sidewalk. Front sidewalks shall be a minimum of 12 feet wide measured to the face of the curb.
The purpose of the Planned Development (PD) zone is to provide a flexible combining zone which can both help implement the General Plan and achieve a higher standard or quality of development than typically found in conventional zones and zoning regulations.
This chapter shall apply to all areas of special flood hazards within the jurisdiction of Merced County.
Common parking facilities for two or more uses may be provided in lieu of individual requirements. Joint use of all or portions of the same parking spaces by two or more uses may be allowed by the Director...
