Floodplain

  • Flood openings requirements

    Provide a minimum of two openings on different sides of each enclosed area subject to flooding. The total net area of all openings must be at least one square inch for each square foot of enclosed area subject to flooding. The bottom of all required openings shall be no higher than one foot above the adjacent grade.

  • Floodproofing elevation above base flood elevation for nonresidential2 ft

    Nonresidential buildings located in all AE Zones may be floodproofed... below the elevation corresponding to the BFE plus two feet

  • Maximum increase in base flood elevation1 ft

    no new construction... unless it is demonstrated that the cumulative effect... will not increase the water surface elevation of the base flood more than one foot

  • Lowest floor elevation above base flood elevation1.5 ft

    lowest floor, including basement, elevated to or above the base flood level plus 18 inches

  • Use of space below lowest floor

    Not be designed or used for human habitation, but shall be used solely for parking of vehicles, building access, or limited storage of maintenance equipment

From the ordinance

Until a regulatory floodway is designated, no new construction... shall be permitted... unless it is demonstrated that the cumulative effect... will not increase the water surface elevation of the base flood more than one foot... New construction or substantial improvement of any residential structure in Zones AE... shall have the lowest floor... elevated to or above the base flood level plus 18 inches.
