Conversion of an existing detached single-family residence into a multi-family residence shall be permitted in the R-3 and R-4 Districts provided: a. The original single building contains at least 2,000 square feet of gross floor area that was in existence on the effective date of this provision and that was originally designed, constructed and occupied as a single-family residence. b. There shall be no more than four units permitted per existing single-family dwelling.
