- Simplified site plan conditions
A simplified site plan may be used for change/expansion of commercial, civic, office, or industrial use unless: sale/storage of gasoline or hazardous materials, change of principal use category, additional parking/loading required, expansion >25% or 2,500 sq ft, additional ingress/egress, non-residential structure unoccupied >2 years, or stormwater/erosion concerns.
From the ordinance
A simplified site plan may be submitted for a change or expansion of a commercial, civic, office or industrial use on an existing site, unless it meets one or more of the criteria below, which will then require submission of a site plan in accordance with section 5-205.
