Minimum tract size: One acre. Minimum lot width and frontage of 100 feet. Minimum lot depth of 150 feet. Public water and public sewer service shall be provided. Overall project density shall not exceed ten dwelling units per acre (4,356 square feet of lot area per dwelling unit) exclusive of public or commonly used rights-of-way. No multiple-family dwelling shall contain more than 12 dwelling units in any one building. At least 500 square feet of commonly usable open space shall be provided for each apartment dwelling unit. Building setbacks for lots adjacent to single-family residential districts or property used for single-family dwellings shall be at least 50 feet. The minimum distance between multifamily structures shall be 50 feet.
