Dwelling units shall be allowed by-right on the second or higher floor.
- First floor residential conditions
Dwelling units occupying the first floor of any structure shall only be allowed under the following circumstances: (1) The first-floor residential units are not visible from a public street; (2) If the building fronts on a public street, the residential portion on the first floor shall be shielded by office or retail space or a lobby that maintains a commercial appearance; and (3) At least 50% of the first floor area shall be dedicated to non-residential use.
