Fencing & walls

  • Fencing standard

    All fences erected in MCAOD districts shall comply with the standards of Article VIII, Community Design Standards, of this Ordinance.

Lighting

    All lighting installed in MCAOD districts shall comply with the standards of Article VIII, Community Design Standards, of this Ordinance.

Noise

  • Noise sensitive uses

    Residential, educational, and medical uses are prohibited in Subarea 3.

Other

  • Property buyer/renter disclosure

    The owner, realtor, seller, broker, or agent of the property for sale is responsible for and must provide the buyer/renter with a disclosure statement stating that the property is located in the MCAOD and the specific subarea.

  • Landscaping standard

    All landscaping in MCAOD districts shall comply with the standards of Article VIII, Community Design Standards, of this Ordinance.

  • Site plan required

    Development within the MCAOD shall require approval of a Site Plan in accordance with Article III.

  • Uses requiring special exception

    Airport, communications services, data centers, heavy equipment sales, heavy manufacturing, resource extraction, and transportation/freight services require a special exception in all subareas.

Parking

  • Parking and loading standard

    All parking and loading areas in MCAOD districts shall comply with the standards of Article VIII, Community Design Standards, of this Ordinance.

Signage

  • Sign standard

    All signs erected in MCAOD districts shall comply with the standards of Article VIII, Community Design Standards, of this Ordinance.

From the ordinance

Subarea 3 is an area around the source of noise in which the DNL is greater than 70 dB CDNL for large caliber weapons. This area is considered an area of severe noise exposure and requires the greatest degree of land use noise control.
