Floodplain
- Anchoring
New construction and substantial improvements shall be built according to this ordinance and the VA USBC, and anchored to prevent flotation, collapse or lateral movement of the structure.
- Flood-Resistant Materials
New construction and substantial improvements shall be constructed with materials and utility equipment resistant to flood damage.
- Freeboard3 ft
The freeboard shall be three (3) feet.
Manufactured homes must meet elevation and anchoring requirements, and be elevated to design flood elevation.
- Non-Residential Construction Elevation
New construction or substantial improvement of any commercial, industrial, or non-residential building shall have the lowest floor elevated to or above the design flood elevation, or may be flood-proofed.
- On-Site Waste Disposal Systems
On-site waste disposal systems shall be located and constructed to avoid impairment to them or contamination from them during flooding.
- Residential Construction Elevation
New construction or substantial improvement of any residential structure in Zones A1-30, AE, AH and A with detailed base flood elevations shall have the lowest floor, including basement, elevated to or above the design flood elevation.
- Sanitary Sewage Systems
New and replacement sanitary sewage systems shall be designed to minimize or eliminate infiltration of flood waters into the systems and discharges from the systems into flood waters.
- Space Below Lowest Floor
Fully enclosed areas below the regulatory flood protection elevation shall not be used for human habitation, but solely for parking, building access, or limited storage, with flood openings.
- Subdivision Standards
Subdivision proposals shall have public utilities and facilities located to minimize flood damage, adequate drainage, and base flood elevation data for proposals exceeding five lots or five acres.
- Utility and Equipment Standards
Electrical, heating, ventilation, plumbing, air conditioning equipment and other service facilities, including duct work, shall be elevated and installed at or above the design flood elevation or designed to prevent water entry.
- Water Supply Systems
New and replacement water supply systems shall be designed to minimize or eliminate infiltration of flood waters into the system.
