• Number of Application Copies10 copies

  Ten (10) copies of the application must be submitted to the office of the Director of Planning/Zoning Administrator. (Art. 4, Sec. B)

• No Refund of Application Fees upon Withdrawal

  The applicant shall not be entitled to any refund of application fees upon withdrawal of an application. (Art. 4, Sec. I.2)

  The Commission shall hold at least one (1) public hearing on such proposed amendment. (Art. 4, Sec. E.3)

• Planning Commission Report Deadline90 days

  Failure of the Planning Commission to report within ninety (90) days after the first meeting ... shall be deemed a recommendation for approval. (Art. 4, Sec. E.4)

• Pre-Application Conference Required

  A Pre-Application Conference shall be conducted with the Director of Planning/Zoning Administrator and the Staff Review Committee prior to the submission of an application for zoning amendment. (Art. 4, Sec. C)

• Reconsideration Waiting Period30 days

  No consideration of a new request ... shall be considered within 30 days after City Council denial. (Art. 4, Sec. H.1)

• Public Notice Sign Distance from Boundary10 ft

  The sign or signs ... shall be located within ten (10) feet of a boundary which abuts a public street. (Art. 4, Sec. F.1)

• Sign Posting Lead Time14 days

  The sign or signs shall be posted fourteen (14) days prior to the scheduled Planning Commission public hearing. (Art. 4, Sec. F.2)

• Staff Report Preparation Period30 days

  Within thirty (30) days of the receipt of a complete application, the Director of Planning/Zoning Administrator shall prepare a staff report. (Art. 4, Sec. D.2)

• Withdrawal Restriction Period12 months

  No new application concerning any or all of the same property shall be filed within twelve (12) months of the date of action ... unless the body approving the withdrawal specifies that the time limitation shall not apply. (Art. 4, Sec. I.1)
