  • Maximum driveway width from alley20 ft

    When driveways accessing attached or detached garages and parking pads are taken from an alley to the rear of a lot, such driveways shall be a maximum of 20 feet in width.

  • Maximum driveway width from street12 ft

    Paved driveways and off-street parking areas are limited to a maximum width of 12 feet within the first 10 feet of length for individual driveways, or 16 feet within the first 10 feet of length for shared driveways, measured from the back of sidewalk, back of curb, or edge of pavement.

  • Maximum front-loaded garage width as percentage of structure width40 pct

    Front-loaded attached garages shall be limited to 40% of the width of the structure at the front facade or 22 feet, whichever is less.

  • No lot within a small lot development shall be larger than 7,499 square feet.

    Where provided, a shared driveway accessed from an alley shall be a maximum of 24 feet in width.

  • On sites of less than 5 acres, two-family and townhouse dwelling units shall constitute no more than 50% of the total units within a small lot development.

  • On sites of 5 acres or more, two-family and townhouse dwelling units shall constitute no more than 30% of the total units within a small lot development.

  • Maximum unrelated occupants2 persons

    The maximum dwelling unit occupancy within a small lot development shall be a family plus one (1) person unrelated to the family; or no more than two (2) unrelated individuals.

  • Small lot developments shall provide a minimum of 5,000 square feet of open space for community recreation, plus an additional 5,000 square feet for every 5 acres of land area above the initial 5 acres.

  • Minimum street width with parking on both sides29 ft

    Streets designed to allow for parking on both sides shall be designed and constructed with VDOT standard rolled curb or CG-6 curb and gutter and be a minimum of 29 feet in width measured from face of curb to face of curb.

  • Minimum street width with parking on one side24 ft

    Streets designed to allow for parking on one side, or for no street parking shall be designed and constructed with VDOT standard rolled curb or CG-6 curb and gutter and be a minimum of 24 feet in width measured from face of curb to face of curb.

  • Underground utilities required

    All new utility lines, electric, telephone, cable television lines, etc., shall be placed underground.
