- Application requirements
The applicant shall provide information to demonstrate that the proposed use will be in harmony with the purposes of the specific zoning district... including a concept plan and other supporting data.

Within one hundred (100) days after the first meeting of the Commission... the Commission shall review the proposed application and report its findings.

Activities or uses approved by a conditional use permit which are discontinued for a period of more than two (2) consecutive years shall not be reestablished.

The proposal as submitted or modified shall have a minimum adverse impact on the surrounding neighborhood or community. Adverse impact shall be evaluated with consideration to items such as, but not limited to, traffic congestion, noise, lights, dust, drainage, water quality, air quality, odor, fumes and vibrations.
- Minor change floor area increase10 pct
Minor changes... shall include alterations or additions which do not increase the gross floor area of a building or the size of a structure by more than ten (10) percent.
- Permit commencement period18 months
Any conditional use permit granted shall be null and void eighteen (18) months after approval if the use or development is not commenced.
- Reapplication after denial1 years
If the Town Council denies any application... the Town shall not consider any application for the same conditional use, on the same property, within one (1) year.
