  • Existing structure improvement thresholds

    Any modification, alteration, repair, reconstruction or improvement of any kind to a structure and/or use located in any floodplain district to an extent or amount of less than 50 percent of its market value shall be elevated and/or floodproofed to the greatest extent possible. If 50 percent or more, shall be undertaken only in full compliance with the Virginia Uniform Statewide Building Code.

  • Manufactured homes placed or substantially improved onsite shall be elevated on a permanent foundation such that the lowest floor is elevated to or above the base flood elevation and be securely anchored to an adequately anchored foundation system to resist floatation collapse and lateral movement.

  • Manufactured homes in existing parks not subject to the above shall be elevated so that either the lowest floor is at or above base flood elevation, or the chassis is supported by reinforced piers at least 36 inches in height above grade and anchored.

  • Recreational vehicle requirements

    Recreational vehicles placed on sites shall either be on the site for fewer than 180 consecutive days and be fully licensed and ready for highway use, or meet the permit requirements for placement and elevation/anchoring requirements for manufactured homes.

  • Site plan information required

    All applications for development in the floodplain district shall incorporate: elevation of lowest floor, floodproofing elevation, 100-year flood elevation, and topographic information.

  • In reviewing applications for special use permits and variances, the town council and the board of zoning appeals shall consider all relevant factors including danger to life and property, increased flood heights, water supply, susceptibility to flood damage, etc. No special use permit or variance shall be granted for any proposed use within the floodway district that will cause any increase in flood levels during the 100-year flood.

  • Permits for watercourse alteration

    Prior to any proposed alteration or relocation of any channels or floodways of any watercourse, streams, etc., the applicant shall obtain all necessary permits from the U.S. Army Corps of Engineers and the Virginia Marine Resources Commission, and certification from the State Water Control Board as necessary.

  • Zoning permit required

    All uses, activities, and development occurring within any floodplain district shall be undertaken only upon the issuance of a zoning permit.
