The primary dwelling unit or accessory apartment must be occupied by at least one owner of the property. The owner must reside on the property for at least nine calendar months cumulatively in a calendar year.

All accessory apartments shall be clearly secondary and accessory to the primary dwelling unit. Minimum size 300 sq ft. Max 40% of primary floor area. One per lot. Owner occupancy 9 months. Four off-street parking spaces total.
