A nonconforming lot of record may be used for any use permitted in the district in which it is located, provided that: 1. The lot was lawfully created and recorded prior to the effective date of this ordinance or any applicable amendment; 2. The lot is not contiguous with any other lot under the same ownership; and 3. The use complies with all applicable provisions of this ordinance, except for lot area and lot width requirements.
